What is the Floor Area Ratio (FAR)?

The quotient of the ratio of the combined covered area (plinth area) of all floors, except for areas specifically exempt under these regulations, to the total area of the plot.

Maximum Ground Coverage:

  • The maximum allowable ground coverage both under the canopy and in the building should not exceed 35% of the total site area.
  • The area of the canopy shall not be more than 25% of the total area of the site.
  • In the case of the main road provided without a service road or marginal access, its minimum width must be 40'
  • Siting of Stations on road curves or bends is a safety hazard and should be avoided.
  • The minimum distance of the property line of the Filling Station from the Central line of the road must not be less than 15.00 meters.

FAR and MGC for Residential Building

Floor Area Ratio Calculation:

The formula of FAR=  Total area of Floor / Area of Land (After deduction space for the road)

For Example:

Total Land = 2480.00 sft.  =  3.44 Katha.
Deduction of Road = 170.00 sft. To achieve road up to 20 feet.

Area of Land for FAR = 2310.00 sft.

FAR = 3.50

Total Floor Area = 2310*3.50 = 8085.00 sft.

Maximum Space per Floor = 1480.00 sft. From MGC Chart.
Maximum Ground Coverage, 62.50% = 1443.75 SFT

No. of story =  Total Flor Area / MGC = 8085 / 1443.75 = 5.60
